Despite the roller coaster of 2020, our commercial brokerage clients here at Cadman Group have continued to have great success. In the last several weeks in El Segundo alone, Cadman Group has successfully marketed and closed multiple commercial listings both in Smoky Hollow and Downtown.

138 Sheldon Street is a 4300 square foot flex space, right in the heart of the Smoky Hollow arts district and a stone’s throw from some of the great conveniences and cultural highlights that make this area unique. With private office space, a kitchen, a large open floorplan that is truck accessible in the back and a drive up roll up bay in the front, 138 Sheldon Street’s possibilities were endless.

The mock ups we commissioned allowed prospective tenants to visualize the space’s potential and imagine themselves in it.

Looking beyond the space itself to its surroundings, our marketing materials allowed our prospects to experience the Smoky Hollow area through both our digital video and downloadable marketing materials, including a drone-filmed live map of the area and the many business benefits that the City of El Segundo has to offer.  Click here for our video.  The results?  We just closed a new 2 year lease and our new tenants are getting settled in.

With so many businesses affected by the pandemic, there have been many physical changes happening in downtown El Segundo, and with it a lot of shifting businesses. Because of our close ties with the community and the city, we are often able to identify businesses that may be looking to make a change in town by keeping our finger on the pulse.  Such was the case at 347 Richmond Street.

The changes on Main Street to accommodate outdoor restaurant expansions pushed out Natural Simplicity, a celebrated florist in the community, who had long since outgrown their space and were facing difficulties with parking and congestion.  347 Richmond Street features several suites, large and small with ample parking in front and back, allowing Natural Simplicity to expand into a larger space with increased parking,  and entrances in front and back, allowing their customers greater access.

It’s amazing what a fresh coat of paint can do to affordably freshen up an older building and get it ready to market. With over 30 years of experience, our team is at the ready.  After overseeing some basic improvements when the previous tenant moved out, our Cadman Group team quickly and effectively managed to close two new tenants at 616 and 618 Franklin Avenue in El Segundo’s Smoky Hollow Industrial area.

Using Creativity to Reach New Customers

138 Arena Street, El Segundo

For this Smoky Hollow industrial gem, two large bays became available at this spot at 138 Arena Street. We hired a team to film a drone video to capture the spirit of the area and the building for this location, allowing potential tenants to experience the spaces and the surrounding area from the safety and comfort of their homes. The results? New leases in both spaces.
